Any real estate licensee may show you a listing but not every licensee can represent you at the viewing and after since they may already be representing the SELLER.
In Listing Agent representation, the Listing Agency (Brokerage) and their salespeople are representing their Sellers as Seller's Agent.
Among other things, the seller's Agency has a duty to their seller client to get the highest price and the best terms.
The seller's Agency must disclose to their seller client everything that you reveal about yourself, so be cautious if you make contact with the seller's Agency.

Your background such as your motivation for buying, your price range, or your financial information should only be given to your representative who has pledged to act in your best interests with full confidentiality.
You may browse all the ads on REALTOR.ca and if you have engaged a Buyer's Agent, contact your Agent with the MLS® numbers of any properties that interest you.
Should you ask me to represent you, as your Agent I will get the complete property information from our internal database without revealing anything about you to the Seller's Agency. The only exception to this is if I am shown as the listing Agency representing Seller of a property.
